At Plum Creek Assets we are real estate investors. We invest in real estate mortgage loans, which are often called notes. In almost all cases these notes are “under water”, that is, the unpaid balance of the note is greater than the value of the underlying asset. It is a narrow niche within the real estate investing community but it can be very profitable.
Our primary strategy is to buy these “under water” notes from banks and hedge funds because they are “problem” loans and are usually non-performing. That means the owner of the real estate has decided to stop paying the mortgage. These notes can be purchased for significant discounts because the banks and hedge funds simply do not have the staff or infrastructure to work with the borrower and find a solution.
Our goal is to modify the loan with the borrower because that offers us the best profit and ROI opportunity. We have several “carrots” to offer the borrower such as principal reduction and a monthly principal and interest payment that is below the going monthly home rental rate in the area. However, if we are unable to modify the loan we will foreclose and sell the property with the help of a local realtor.
